Know Your Needs
Before you start touring properties, take a step back and consider your specific needs. You need to get a clear understand as to what you are looking for, rather than finding a unit and thinking about what you can do with it. Ask yourself:
Client Base: How many clients do you plan to train simultaneously? Do you envision offering group fitness classes in the future? Does the unit have room to grow?
Training Style: What types of programs will you offer (weight training, cardio, functional movement, Hyrox gym, CrossFit etc? Will you need dedicated areas for specific equipment?
Budget: How much can you realistically afford in rent and utilities? Don't forget to factor in potential renovation costs.
Location, Location, Location
Just like in resident property, when buying your first house, location is a key factor, it's the same for a commercial gym or PT studio, especially when you are looking to quickly attract clients. Consider these points:
Visibility: Is the unit easily accessible and well-marked? Is there ample parking?
Target Audience: Is your ideal client base nearby? Are there businesses, schools, and densely populated areas within walking distance that cater to your target market (e.g. young professionals, and families)?
Competition: While some competition can be healthy, analyse the surrounding area for existing personal training studios. What makes yours unique?
The Unit Layout and Size is Key
Once you've identified potential locations, prioritise units that offer functionality for your PT studio. Look for these features:
Layout: Does the layout allow for a clear flow, from reception/entrance to training areas? Is there space for changing rooms and toilets? Are there clear walls you can use for rigs and storage? If you're launching a Hyrox gym, is there enough space for a decent-sized sled track?
Natural Light: Ample natural light can create a more inviting and motivating environment.
Floor and Ceiling Height: Can the flooring accommodate the type of training you offer (weightlifting, plyometrics)? Is the ceiling high enough for rigs, wallball throws or TRX straps?
And breathe. Not too difficult right? Well here are some other things to think about when you are considering offering on your first gym unit.
While not dealbreakers, some additional features can enhance your studio and client experience:
Storage: Look for units with built-in storage or the potential to add it. You'll need space for equipment, towels, and cleaning supplies.
Shower Facilities: If you plan to offer high-intensity workouts, consider having shower facilities, but make sure this is feasible with the landlord.
Community Space: A small common area for clients to socialize or wait for their sessions can be a nice touch. Extra space: Can you add a decent coffee machine, workspace, and rentable physio rooms. These are all ways of drawing people in, but also generating additional revenue to help ensure your gym turns a healthy profit.
